Before you start looking at homes, pull your free credit report at AnnualCreditReport.com and address any errors or outstanding debts. Then, get pre-approved (not just pre-qualified) with a local lender. In Northwest Florida, a local lender who understands Florida insurance and HOA requirements is a major advantage.

Understand Your Down Payment Options

You don't need 20% down to buy a home. FHA loans require as little as 3.5% down. Conventional loans can go as low as 3% for first-time buyers. If you're a veteran or active military, your VA loan requires $0 down.
